- What is an Energy-Efficient Mortgage (EEM)?
- An FHA/VA (and some conventional) feature that lets cost-effective energy improvements be financed into the mortgage after a qualified energy assessment — raising the effective purchase/rehab budget for efficiency upgrades.
- Do solar panels automatically qualify as EEM?
- Not automatically. Improvements must meet program cost-effectiveness tests. Leased solar and PACE liens create separate underwriting issues we review early.
