What is a non-QM mortgage?

Non-QM (non-qualified mortgage) loans use alternate income documentation when a traditional W-2 underwrite doesn't fit — common for self-employed, commission, ITIN, foreign national, and recent credit-event borrowers. They are fully underwritten products, not "no-doc" loans.

Is bank statement financing only for self-employed borrowers?

Primarily yes. Most bank-statement programs qualify using 12 or 24 months of personal or business deposits instead of tax returns. Some 1099-only and P&L-only products serve similar borrower profiles with different paper trails.

Do non-QM loans cost more than conventional?
